Yes. Flat Fee Landlord offers Management Only for an existing tenancy in a Washington DC single-family rental. Choose Preferred or Concierge for rent collection, owner payouts, maintenance coordination, lease enforcement, and owner and tenant portals under the selected agreement. Basic is not available for Management Only.
The standard activation fee is $500, plus your selected management rate and applicable additional charges. Every home after your first has no activation fee. Placement bundle benefits and tenant assurance are not included with an existing tenancy.
Confirm property fit, the handoff date and responsibility for outstanding items with the DC team before sending new tenant payment instructions. The management change does not itself change the lease terms.

A neighborhood name does not establish a home's legal status. Start with the property's license, rental registration, lease and deposit records. Our management agreement defines our work; owners remain responsible for required licenses and disclosures. Legal advice and representation require your own attorney.

DLCP: rental housing licensingDHCD requires rental registration even for rent-control-exempt properties. Review the actual registration or exemption record; age, unit count, ownership and other criteria matter. Do not infer an exemption from a Navy Yard or Capitol Hill address.

Sale-notice obligations still apply. Have your DC attorney confirm the applicable notices and deadlines before soliciting or accepting an offer.

The promise and the conditions, together
Choose the package that fits your property. Placement-only and management-only engagements have different benefits from the combined service.
With Tenant Placement + Management, if no completed application is generated within 21 days of the home being rent-ready and listed, we waive the first two months of management fees. This is an application milestone, not a guaranteed lease-signing or move-in date. Owner restrictions, pricing outside our recommended range, access or readiness delays, and events beyond our control are excluded. It does not apply to Tenant Placement Only or Management Only.
Tenant assurance applies to tenants we place through a Preferred or Concierge Tenant Placement + Management bundle: 9 months on Preferred and 12 months on Concierge. For a qualifying lease breach or eviction during that window, we find a replacement without another placement fee, subject to the agreement. Owner-caused departures, agreed early exits, military SCRA terminations, owner sale or occupancy decisions, and events after the management agreement ends are excluded. Third-party costs such as photography may still apply. Basic, Tenant Placement Only and Management Only do not include tenant assurance.
Eviction coordination is included with annual Preferred or Concierge Tenant Placement + Management for tenants we placed. Owners pay court filing costs and attorney fees. Other management arrangements have a $750 coordination fee. Owners also pay sheriff, constable and vendor costs, and retain any courtroom attorney directly. Placement-only service does not include ongoing coordination.
Activation and launch-fee refunds follow a service-specific Satisfaction Window. The triggers differ for placement services and management of an existing tenant. Read the refund terms in the fee reference and your agreement before signing.
