Flat Fee Landlord
For trades done with feast-or-famine

Steady tickets.
Net 30 pay.
No more slow months.

Two good weeks, then the phone goes quiet. A crew sitting while the mortgage is due. A homeowner who won't pay until you call five times. That's a pipeline problem, not a trade problem. We manage hundreds of doors across 9 markets — recurring work and Net 30 pay you can build a business on.

The Upside

Four things
that are killing
your business cycle.

Inconsistent volume. Unpaid invoices. Vague scopes that turn into fights. Appointments where nobody's home. You didn't get into the trades to ride a roller coaster or collect your own checks. Here's how we flatten all four.

01
The Volume

Recurring work orders — not one-off gigs.

We manage hundreds of single-family doors across nine markets. That converts to steady, predictable tickets — maintenance, turnovers, seasonal service — instead of chasing new leads every week.

Credentialing Process

From Application to First Work Order.

Step 01

Submit Your Application

Complete the short vendor application. Trade, coverage area, licenses, insurance — takes under 5 minutes.

Step 02

Credentialing Review

Our ops team verifies licenses, insurance, and does a quick interview. We check references and sample work if needed.

Step 03

Add to the Network

Approved vendors are added to our dispatch system for the markets and trades you cover. You'll get onboarded on how we communicate, schedule, and pay.

Step 04

Start Getting Tickets

Work orders start flowing. Consistent vendors with strong feedback get prioritized and receive a growing share of the dispatch.

Requirements

What We Need to Onboard You.

We have to protect our owners and tenants, so we credential every vendor. Here's the standard checklist — your trade may have additional items.

  • Active business license (if required in your trade/state)
  • Current general liability insurance — we'll request proof
  • Workers' comp (if you have employees)
  • State-issued trade license for licensed trades (plumbing, HVAC, electrical)
  • Reliable scheduling — you can commit to an ETA and hit it
  • Professional communication with tenants (we vet for this)
  • W-9 and ACH payment setup for direct deposit
Preferred Vendor Status

Earn Your Way Up the Dispatch List.

Vendors who deliver consistently — on time, on scope, on budget, with strong tenant feedback — get escalated to “preferred” status. That means first look at new tickets in your trade and market, and priority for recurring contracts.

  • Priority dispatch on new tickets
  • First look at recurring contracts (landscaping, pest, turnover)
  • Higher-value work orders and emergency dispatch opt-in
  • Direct relationships with market ops managers
Common Questions

Vendor FAQ.

What trades do you work with?

Plumbing, HVAC, electrical, general handyman, appliance repair, painting, turnover cleaning, landscaping/lawn care, pest control, locksmith, carpet cleaning, roofing, flooring, and full-service turn/make-ready contractors. If you're a trade not listed here but adjacent, apply anyway — we may still have a fit.

Do I need to cover all 9 of your markets?

Absolutely not. Most of our vendors serve one market or a handful of cities within a region. Tell us exactly where you work — we'll route tickets only for properties in your coverage area.

What are the insurance requirements?

Current general liability coverage is required (we'll request the declaration page). Workers' comp is required if you have W-2 employees. Some trades require additional bonding. We'll let you know the exact requirement for your trade on the credentialing call.

How do I get paid and how fast?

You submit an invoice through our system after completing each job. We pay Net 30 via ACH direct deposit — consistent, reliable, and on the clock. No chasing.

What's the volume like?

Varies by trade and market. Plumbing, HVAC, and handyman see the highest consistent volume. Landscaping and pest control tend to be recurring contracts. Roofing and flooring are lower-volume but higher-ticket. We'll give you a realistic estimate for your specific situation during onboarding.

Do I need to give you an exclusive relationship?

No. You're free to work with other clients and companies. We just ask that you treat our work orders with the same priority and professionalism as your best direct clients.

How do I handle emergency calls (weekends, evenings)?

Only vendors who opt in to emergency dispatch receive after-hours tickets, and emergency rates apply. If you don't want after-hours work, that's fine — we'll only send you regular-hours tickets.

Can I bring my own work to your owners?

We don't mix vendor-client relationships like that. Your relationship is with FFL as the work dispatcher; we own the owner relationship. This keeps the accountability clean and protects everyone.

What if I get a bad review from a tenant?

Feedback is normal and we triage it. One complaint isn't a dealbreaker — a pattern of them is. We'll always give you a heads-up and a chance to respond before making any decisions.
