Stop Chasing
Commissions.
Build a Book.
Every January, your income resets to $0. That's how commission brokerages are designed — and it's why most agents never build real wealth. We flipped the model. Name your own price on property management with your clients. Keep the monthly recurring revenue forever. We handle every piece of the day-to-day. Add sales commissions on top — with splits that beat the street — and your book finally starts compounding instead of resetting. This isn't a typical brokerage. It's a new way for agents to get paid, get free, and get wealthy.
What Building a Career at FFL Actually Looks Like.
Before you apply, hear directly from Mo and the Flat Fee Landlord team about the culture, the opportunity, and why agents choose us.
Three income streams. One compounding book.
Your current brokerage gives you one lever: close a deal, get paid. That's why your income swings — and why most agents never build real wealth. FFL is designed differently. Your PM book compounds underneath. Your sales book sits on top. Company leads keep both filled. Cutting-edge philosophy, built for agents who are done running on the hamster wheel.
Name your price. Keep the monthly. We do the work.
Sell property management to your sphere at a price you set — whatever the market will bear. Keep the monthly fee for the life of the contract. Our operations team runs screening, maintenance, leasing, accounting, renewals, and evictions. You built the relationship. You earn the income. We run the engine underneath.
Sales splits that beat the street.
Bring your own buyer or seller leads and keep more of the commission than you would at a traditional brokerage. You were already doing this work — here it finally compounds with everything else in your book.
Company leads flowing on top.
Plug into our rental inventory, owner inquiries, and sales leads moving through our 9-market pipeline. You're no longer starting every month from zero. Your floor rises while your ceiling stays wide open.
Tools, Training, and a Team That Actually Helps You Sell.
We give agents the infrastructure that usually costs $50K+ to build from scratch. You bring the relationships; we bring the operation.
Tools and Training to Launch
CRM access, lead routing, transaction templates, marketing assets, and the workflows we've refined over 15 years and 2,000+ transactions. Whether you're newly licensed or seasoned, you get the tech stack to run.
Property Management as a Wedge
Lead with PM, close with the sale later. The client who lists their rental with us today becomes the seller who calls you in two years — you keep the relationship the whole time.
A Real Team Behind You
Operations, maintenance, leasing, screening, and back-office support are already built. You sell the relationship — the machine handles the rest.
Broker Oversight That Actually Helps
Licensed broker support, contract review, and compliance guidance when you need it. Not a gatekeeper — a backstop.
Fast-Start Path for New Agents
If you just got your license, we have a structured runway: shadowing, ride-alongs, and starter deal flow so you aren't eating ramen for six months waiting on your first closing.
Growth Path Into Ownership
Top producers can earn equity, team lead roles, or market-specific ownership opportunities. We're building operators, not just agents.

“We're not looking for bodies to fill desks. We're looking for agents we can make great.”
— Mo Hashem, Founder & Designated Broker
Not Just a Brokerage. A Team.
We invest in the people who carry our name — through wellness, retreats, and causes we believe in. When you join FFL, you join a group that shows up for each other outside the office too.

We take care of the people who take care of our clients.

We celebrate individual wins.

We actually do team trips.

We show up for causes that matter.

Is This a Fit for You?
We work best with agents who want to build something durable. If any of the below sound like you, let's talk.
Newly Licensed Agents
You have the license, now you need a runway. PM sales give you an earlier first paycheck and a book of recurring revenue while you build toward bigger sales deals.
Experienced Agents Who Are Burned Out on the Hamster Wheel
You've been selling homes for years. You're tired of starting every January at $0. PM revenue means your January starts with last December's book already paying.
Team Leads Exploring PM as a Category
You run a team but don't want to build a PM operation from scratch. Partner with us — your agents offer PM, we handle operations, everyone wins.
Investor-Focused Agents
Your clients own rentals. PM is the natural cross-sell. Offer it through FFL and earn on every door while staying the agent of record for the next acquisition or disposition.

Onboarding & Transfer
If it's a fit, we send the paperwork to move your license and get you credentialed on our systems. Most agents are fully onboarded within 2 weeks.
Start Producing
You get CRM access, starter leads, and your first PM pitches teed up. From week one, you're in motion — not in orientation purgatory.
What We Need From You.
We hire on potential and professionalism, not production volume. If you check these boxes, you have a path here.
- Active real estate license (or in-process license in a market we serve)
- E&O insurance coverage (or willingness to get it)
- Professional communication — email, phone, and in-person
- Self-starter mindset — this is a 1099 role with support, not a salary
- Reliable transportation for the markets you plan to work
- Coachability and willingness to use our systems and CRM

What are the commission splits?
Splits are favorable and depend on your production level, lead source, and whether the deal is self-generated or company-provided. We'll walk through the full structure on your discovery call — it's competitive with or better than most traditional brokerages, especially on agent-sourced business.
How does the property management revenue split work?
When you bring a PM client to FFL, you earn a share of the monthly management fee for the life of the contract. That means one conversation can pay you every month for years — even while you're out closing sale deals. Exact percentages depend on the structure you choose; we'll detail it on the call.
Do I need experience with property management?
No. If you can have a conversation with an owner about renting their property, we handle the rest — operations, leasing, maintenance, reporting. We teach you how to pitch PM as a service; you don't need to become a property manager yourself.
I'm a brand-new agent. Is this a fit?
Yes. The new-agent path is one of the reasons we built this. You get a structured runway: shadowing, ride-alongs, starter PM pitches, and recurring revenue that compounds while you build toward your first big sale. It's designed to get you producing — and paid — faster than a traditional brokerage would.
What markets can I work?
Northern Virginia, Fredericksburg, Richmond, Washington DC, Maryland, Houston, Dallas–Fort Worth, Austin, and San Antonio. Apply for whichever you're licensed in or where you plan to activate your license.
Are there desk fees or monthly costs?
We keep costs lean — no nickel-and-diming on desk fees. The exact fee structure is covered during onboarding so you see it up front, no surprises.
What happens to my current pipeline if I move?
Your existing clients come with you. Your pending transactions are handled according to your current brokerage's rules — we'll help you navigate the transition cleanly so no deals get lost in the shuffle.
Is this different from the Preferred Agent Program?
Yes — completely. The Preferred Agent Program is a referral/task partnership where you keep your current brokerage and pick up paid work from us. Joining our brokerage means your license is hung here and you get full access to all revenue streams, tools, and leads. Many agents start as Preferred Agents and later decide to make the full move.
Let's See If It's a Fit.
