Serve Washington DC as a licensed sales agent under the Flat Fee Landlord brokerage. Close sales under a competitive commission structure — and stack a recurring monthly income stream on top by referring owner-clients into our property management platform.

What you'll actually do

  • Represent owner-clients on sales, listings, and investment transactions across Washington DC.
  • Identify owners sitting on under-performing rentals in Capitol Hill, Georgetown, Dupont Circle and surrounding areas — then help them choose the right strategy: sell, hold, or convert to a professionally managed rental.
  • Refer management-ready rentals into the FFL property management pipeline. Set the pricing with the owner and earn the monthly spread above our wholesale per-door cost — recurring income for the life of the management engagement.
  • Work inbound owner leads surfaced through our content engine — we already rank for "flat fee property management" across DC, so warm prospects land in your pipeline.
  • Run showings, write offers, negotiate, and close. Standard real estate sales motion — with an unfair distribution advantage most brokerages can't match.

You'll thrive here if

  • You hold an active real estate license in District of Columbia (or you're weeks from activating one).
  • You know the DC market — neighborhoods, price bands, rental comps, and the brokerages you're competing with.
  • You want brokerage economics that include a recurring income stream on top of closing commissions — not just a logo on your sign.
  • You're comfortable quoting and setting your own property management pricing directly with owners.
  • You can self-manage a pipeline, CRM, and calendar without a team lead checking on you daily.

Comp & Structure:Competitive commission structure on transactional sales · Set your own property management pricing with owners and retain the monthly spread above our wholesale per-door cost · 1099 contractor · Work your own hours · Unified CRM, marketing, and back-office · Specific comp numbers reviewed on the intro call.

Why Hang Your License With Us

Three reasons FFL agents stay — and refer their friends.

This isn't a discount brokerage with a logo swap. It's a property management company with a brokerage attached — so your economics look different.

Recurring revenue on every managed client

Refer a Washington DC owner into our managed rental platform, set the monthly property management price directly with them, and keep the spread above our wholesale per-door cost — every month we manage the property. It's recurring income that compounds on top of closing commissions.

A pipeline you didn't have to build

We already rank and advertise for "flat fee property management in Washington DC" across the DC market. Warm owner inquiries come in every week. You work the ones in your territory — no cold dialing required.

Competitive commission + a real back-office

A competitive commission structure on transactional sales, paired with the operations, CRM, marketing, compliance, and accounting infrastructure a solo or small team can't stand up alone. Specific numbers get walked through on the intro call so we can align on your experience and production.
