The math

On a $2,600 Fairfax rental at the Preferred fee, two months of waived management fees comes out of our pocket directly. Our incentive is therefore aligned with yours: place the right tenant fast.

The math

Replacement placement fees in Fairfax County typically run 50–100% of one month's rent — $1,300–$2,600 on a $2,600 rental. That cost is absorbed by us during the warranty window.

Initial Fairfax County GDC unlawful detainer filing fees start at $151+, plus sheriff service fees and a separate writ of possession filing. We absorb the initial filing layer.

How the guarantees actually work.

The questions owners ask when they want to see the mechanism, not just the headline.

In the contract. Every guarantee — 21-day placement, 9–12 month tenant warranty, Fairfax County GDC eviction filing coverage, and 90-day satisfaction — is in the management agreement. We show it to you in full before you sign. The page summary is a preview, not the agreement.

No claim. Each guarantee has a defined trigger event our system tracks. For the 21-day guarantee: the listing-live date and the lease-signed date are timestamped in our system. If lease-signed > 21 days from listing-live, the credit is automatically written to next month's owner statement. Same logic for the others — the trigger event fires the mechanism without a separate request from you.

The day the listing goes live on syndication channels, not the day you sign the management agreement. Typically that's 2-3 days after signing — once we've done photos and prepared the listing. The guarantee timer runs from listing-live forward.

Basic includes the 90-day satisfaction refund (all plans) and standard FFL service. The 21-day placement guarantee and the longer tenant warranty windows (9-12 months) are Preferred and Concierge features. Eviction filing coverage applies during the warranty period — which on Basic is shorter.

Tenant breach: non-payment, lease violation (occupancy, noise, unauthorized pet, etc.), abandonment, or eviction. These trigger the replacement guarantee. SCRA terminations (military PCS or 90+ day deployment) also trigger replacement — we treat them as a tenant-side event we cover. What doesn't trigger replacement: you decide to sell the property or take it off-rental.

Because that's a market function, not a management function. The rent your property will get is set by Fairfax County market conditions in your specific sub-market (Burke vs Centreville vs GMU area). What we guarantee is the process — that the tenant we place will be screened to the same 10-point standard, on the same 21-day timeline, with the same warranty backing. The rent number you see in our free analysis is comp-driven and conservative.

There's no fine print. If you cancel within 90 days, every management fee we charged during that period is refunded in full. The 90-day clock starts on the management agreement effective date. Refund is processed within 14 days of cancellation notice. Pass-through costs (e.g. repairs we paid vendors for) are not refundable — that's actual money out the door, not a fee we collected.

We've also activated the replacement guarantee on military SCRA terminations and on a few tenant breaches. Each time, the credit lands on the statement automatically. We don't advertise the specific count because it shifts month to month — but the guarantees aren't aspirational, they're operational.
