They are written into the management agreement itself. The 21-day, free-replacement, eviction-filing, and 90-day refund language all appear on the schedule of services and the body of the agreement. You see them before you sign — and they are referenced by clause if you ever ask us to invoke one.

A qualified application is one that passes our 12-step screening: identity, income, employment, credit, rental history, landlord N-1 and N-2 references, multi-jurisdiction criminal, sex offender registry, bankruptcy, and foreclosure history. We won’t place an unqualified applicant inside 21 days just to escape the guarantee — the screening doesn’t flex.

Basic includes management at a flat fee but separates the tenant placement engagement. Preferred and Concierge bundle tenant placement with management — that bundle is what makes the warranty mechanically coherent, because both halves of the engagement (placement + management) are with us.

It auto-fires. The next two monthly management invoices on the property are credited to $0. There’s no form to fill out, no manager to email — the CRM detects the trigger condition and applies the credit on the next billing cycle.
