The questions sophisticated owners ask before signing.

The clock pauses when the property is delisted at your request — for repairs, renovations, condition issues, or any reason. It resumes when listing goes live again. The clock measures cumulative days the property is actively listed, not calendar days from contract signing.

A written cancellation request within 90 days of the agreement effective date — by email, secure portal message, or signed letter. You don't need to justify the dissatisfaction; "not the right fit" is sufficient. We process the refund within 14 days of receiving the written notice.

Per-tenant. Eviction Coordination covers eviction filings against the specific tenant we placed during their assurance window. If we place a new tenant after the original eviction, the eviction window resets for the new tenant on their plan-tier schedule.

Yes, and they often do. Common scenario: tenant breaks lease at month 8 (9–12 Month Assurance fires — free replacement) and the replacement runs past 21 days (21-Day Promise fires — first 2 months of management waived during re-placement). Both mechanics are designed to run in parallel without offsetting.

Hard costs — court filing fees outside the Manager-fee portion, sheriff service, attorney representation in contested cases, post-judgment collections — pass through at cost. The Manager-fee components are what fire under the guarantees. We'll always show line items before charging.
