Northwest Property Management
Let us manage your Northwest rental property
Your decision to rent out your home was probably a tough one to make. Maybe you are a homeowner who has had trouble selling, and you decided it might be better to rent your property. Or, perhaps you are in the military and you’re getting ready to redeploy. You might even be a real estate investor who has done this before. Whatever your story, having a well-qualified property manager helping you out is invaluable.
Being a landlord takes work, time and money. You have to treat it like any other full time job. Here are some of the things you need to be prepared for:
- Evaluating the market so you know how to price your rental home correctly
- Advertising your property for maximum exposure
- Ensuring all your advertising language complies with fair housing laws
- Separating serious rental candidates from those who are wasting your time
- Being available to show your property to potential renters
- Follow up with applicants
- Conduct in depth tenants screening and background checks
- Creating a lease that protects your interests
- Depositing a tenant’s security deposit in an escrow account
- Making an inspection of the property before a tenant moves in, and documenting the property’s condition
- Familiarizing yourself with all tenant and landlord laws
- Being available to answer the phone when the tenant calls at any hour
- Develop a list of vendors who can provide repair work
- Paying vendors for the work at your rental property
- Ensuring tenants pay rent on time
- Developing an accounting system to track income and expenses
- Dealing with tenants who are causing problems legally or behaviorally
- Managing the eviction of tenants who don’t pay rent
- Making ongoing inspections to ensure your property is being cared for
- Going after tenants who owe you rent
- Conducting move out inspections to ensure the tenants left the property in good shape
- Giving the security deposit back to tenants within the legally required timeframe
- Preparing your home for new tenants once it is vacant
- Starting the process all over again with your new tenants
Decide whether doing all of this yourself is worth your time, money and other resources. If you cannot devote the amount of time you need, it might be a good idea to let professionals help you.

Property Evaluation
A great property manager provides landlords with comprehensive property evaluations and that is exactly what we do at Flat Fee Landlord. Where most companies just “say” they did an inspection, we actually provide our landlords with a full inspection report complete with dozens-hundreds of photographs. Our goal is to provide our landlords with a report so comprehensive that it is as if the landlord actually visited the property themselves. Our Evaluations are completed at the beginning and end of each lease term. Additional evaluations are completed approximately every 4-8 months and more evaluations are available at an additional expense.

Tenant Screening
The tenant screening process is the most important part of renting your property. Finding any old tenant is easy; however, what sets us apart is that we have very strict and high standards for placing only the best tenants in our managed properties. This is why our company has an industry leading eviction rate of less than 1% all time! In addition to having such a low eviction rate, we also have one of the best security deposit return rates in the industry. Not only do your tenants pay rent on time, but they also do very minimal/if any damage at all to your home while they rent it.
To ensure we have the best tenant possible rent your home, we utilize our proven “Perfect10ant” verification system. The “Perfect10ant” includes:
- Credit score
- Income Verification
- Debt to Income ratio
- ID verification
- Past Evictions
- Address verification
- Interview previous Landlords
- Rental History
- Criminal History
- Employment History

Security Deposits
By law, Washington Northwest permits holding a security deposit not to exceed the value of one full month’s rent. We will collect the security deposit prior to allowing the tenant access to your property and hold it in escrow during the lease term. Upon move out, we will coordinate any repairs if needed and return the security deposit back to the tenant minus any costs for damage that exceed what is legally considered “normal wear and tear.”
-
Lease Preparation
Upon your acceptance of an application, our team will prepare and administer a lease on your behalf. Both the landlord and tenant will sign the lease; which we will upload into your client portal for 24/7 access. We utilize a tightly locked and analyzed lease provided by our attorneys to best serve all parties involved in the lease. The lease preparation and administration will be handled by us so you can just sit back and relax!
